The total is the sum of the fee amounts you type: lender charges, title, escrow, and any other lines on the form. Nothing is looked up from a county fee schedule. Percent fields, where the form has them, are that percent times the price or loan you entered.
A 1% origination charge on a $360,000 loan is $3,600. Add the flat title and escrow amounts you type and the page shows the cash due at closing from those lines alone.
This is a US-style list of fees you enter. It does not calculate Canadian land transfer tax, title insurance, or a provincial welcome tax. Prepaid property tax and insurance are included only when you type them.
