Gross booking revenue is the nightly rate times occupied nights. Occupied nights are the occupancy percent you enter times 365. Platform fees, the mortgage payment, and the operating costs you enter are subtracted. Net monthly cash is that annual result divided by 12. Margin is net divided by gross.
A $200 night at 60% occupancy is 219 occupied nights and $43,800 of gross bookings before fees. Subtract the platform percent, mortgage, and operating bills you type to reach the cash left.
It is not a forecast of bookings. Seasonality, cleaning, local lodging tax, and empty months appear only when you put them in the occupancy or cost fields.
